Our Part in the Process of Listing and Seller Representation
Selling a home is a unique experience. If you’re curious about what the process of listing your property for sale looks like, we’ve created a short guide to what you can expect when selling your home with our team.
1. Initial Listing Consultation
We’ll sit down with you to learn your real estate needs, goals, and expectations regarding selling your home, including:
- Time constraints
- Relocation (do you have to sell before you buy, or can you buy then sell?)
- Financial goals
- Additional considerations for you and your family
2. Evaluate Your Property
To ensure we meet your goals for selling your home, we’ll analyze the market, the condition of the property, and the price before listing. This includes:
- Reviewing competing properties for sale
- Reviewing competing properties recently sold
- Checking the absorption rate
- Analyzing the odds of selling
- Discovering the advantages/disadvantages to the time of year you want to sell
- Discuss the possibly of pre-listing inspections
- Outlining any repairs and improvements to be made
- Staging, decluttering, and de-personalizing your property for public viewings
- Making cosmetic enhancements to the interior and exterior
- Professional photos, videos, aerial photos/videos, 3D tours
3. Determine the Right Price
Asking prices are never as simple as listing your property for what you want. There are many factors that go into determining a listing range. This includes but is not limited to the state of the market, property values, and updates to your home.
4. List Your Property
Once your home is market ready, we’ll make sure that it is appealing, accurate and attracts the largest pool of prospective buyers.
5. Attract Buyers
We use the multiple listing service to ensure your home is visible on all possible platforms and admired by as many consumers as possible. Which includes:
- Digital and social media advertisements
- Virtual tours
- Informational printouts for open houses
- Networking engagements

Whether you’re buying your very first home or your third, the real estate process can be confusing—but it doesn’t have to be. Here is a simple guide of what your real estate journey will look like and how we’ll be working together.
1. Pre-Approval
Before we get started, we will need to obtain a pre-approval of your purchasing power. We can help you find a qualified lender.
2. Checking Out the Market
Now the fun begins, we will set up showings to tour homes that meet your qualifications and needs.
3. Preparing the Offer
We found it, and it’s perfect. Now we just need to secure a purchase agreement. As your REALTOR®, we submit on your behalf an offer to the listing agent for review and to present to the seller(s) for response.
4. Negotiations
While there may not be any, the listing agent may come back with a counteroffer from the seller(s). We’ll work through the proposed revisions with the goal of a happy medium between parties.
5. Offer Acceptance
Once all parties agree, we’ll make certain that the purchase agreement and any additional documents are fully executed and provided to the lender and title company so that the process of purchasing your new home can begin.
6. Loan Application Begins
Within so many days after the acceptance of the purchase agreement, Buyer will make a written application for any financing necessary, to complete the transaction and to make a diligent effort to meet the lender’s requirements and to obtain financing in cooperation with the Broker and Seller.
7. Inspection
Sometimes things look great on the outside, but are cracking on the inside. Your inspector will take a close look at your property to report if any repairs, no matter how big or small, are needed. We can then submit an inspection response to the seller’s REALTOR® requesting repairs, replacements, or adjustments needed prior to closing.
8. Appraisal
If financing is being utilized your lender may require an appraisal to be completed to verify the value of the home. The appraisal is ordered by a lender.
9. Final Walk Through
To ensure the property is in the same or better condition than when the agreement was written and repairs agreed upon have been made to buyer’s satisfaction, we’ll do one last walk through of your new home prior to closing.
10. Closing
We, along with the seller and their REALTOR®, will meet to execute the closing documents and exchange keys. (Congratulations!)
