In some ways, we have experienced great change, and in others it’s almost as if time has stood still. After another complicated year for many families and small businesses, we are reminded of how much there is to be grateful for, even in difficult times. So if you are reading this, thank you.

We appreciate everyone who has supported and referred our brokerage to their friends and family. Your recommendations and trust in us mean everything.

So what did the real estate market look like over the last 12 months? It was one of the busiest years ever in Central Indiana which made for a fun and fast paced year for the whole team. By the end of 2021, we will have helped our clients purchase and sell over 100 homes with a total of just over $25 million dollars of transactions closed.

Perhaps the most exciting progress of 2021 was the development of our brokerage. Jim, Dustin, Karen and Patty joined us. It has been so rewarding to watch our talented team grow.

As always, here is an update from some of the team

Josh and Marji – We are very happy that we doubled our company size in 2021 while increasing total sales by just over 40%. Despite the effects of the pandemic and navigating a very challenging market, it was a great year for our brokerage.

Chris – I’m most proud of my largest sales volume of over $6.3 million! I’m also proud of being able to begin donating food to local food pantries, food and litter to the local humane society, and cutting grass in the summer for families less fortunate than me!

Dustin – My biggest accomplishment was finally getting my real estate license. I have talked about it for years but always had plenty of roadblocks in my way. Late last year I finally made the decision to start the classes, passed the exams this year and joined the Monteith-Legault family. Now the goal is to close some deals next year!

Karen – 2021 has been a year of transition. While completing my 20th year in real estate, I sold my Allstate insurance agency to focus on my true passion, which is real estate! I started with Monteith-Legault in September of 2021, when my prior company was sold, was a true blessing in disguise. I look forward to continuing my real estate career with this wonderful brokerage!!!

On a personal note, I was happy to spend a week of vacation this year with my entire immediate family in attendance, which doesn’t happen very often!

Patty – This was my first year as a full time real estate broker and I am proud that I surpassed my goal to sell $3 million. I sold almost $6 million including a FSBO (For Sale By Owner) and a new build, both of which were not even listed in Mibor!! This put me in the top 2% of brokers in Hancock County, ranked 26 out of 1324 agents. I really love being with Monteith-Legault. I truly feel like they care and treat you like family.

Tracy – I am proud that I finished and passed the real estate class and state exam and am currently working on passing the national portion of the test. I am proud of my daughters with everything they have achieved the past year and so happy to be a team member at Monteith-Legault working for great people. It makes such a difference to feel truly appreciated.

We are looking forward to 2022 and wish you a safe and happy holiday season and new year. Thank you for your continued support.

Josh, Marji, Chris, Nick, Jim, Dustin, Karen, Patty and Tracy

2020 – A Year In Review https://monteithlegault.com/2020/12/31/2020-a-year-in-review/ Thu, 31 Dec 2020 17:05:59 +0000 https://monteithlegault.com/?p=1215 more »]]>

At the end of each year we like to take a little time to look back and reflect and after this extraordinary year, it is perhaps even more important than ever to do so. If one thing is clear in our minds, it is how fortunate and thankful we are for our health, our families, our clients and our team.

This has been an incredibly difficult year for many individuals, families and businesses. We are incredibly appreciative for all of you who have supported and referred us to your friends and family. Your recommendations and trust in us mean everything.

This has also been a year of great change in multiple ways. We are now working with less paper than ever and have incorporated several new processes to keep our clients and ourselves safe and healthy. At times rumors swirled about uncertainty of the market, but in reality this year was an excellent time to invest in real estate. We estimate that by the end of 2020, we will have helped our clients purchase and sell over 100 homes with a total of just over $17 million dollars of real estate in central Indiana closed.

In addition to our business, one of our biggest projects this year was redesigning our logo and website. We are so thankful for the great team at Kicks Digital that made this happen and hope you like the new look as well.

On a personal note, our Monteith-Legault family had many achievements throughout the year. For Josh being able to navigate everything that 2020 threw at our team was a great accomplishment in itself. Our business continued to thrive and we were able to adjust to the changes to ensure our clients and staff were top priority. Josh is thankful that his family is healthy and that he was able to slow down a bit and focus on the things that were most important. Marji had a great year professionally and she is especially proud of our new website and looks forward to growing our company in the new year. In addition, Marji also started studying for her Respected Interior Design Certification (RIDQC) to obtain her national certification. Chris adopted two dogs this year, partnered with the local Humane Society to start fostering homeless kittens and has found a new hobby in smoking meat on the grill. Nick completed the first deal of his career in 2020 and started his journey as a real estate agent. Finally, for Tracy despite a complicated year, she is happy to have learned so much about the business and is starting classes to get her broker license in January.

So bring on 2021 – a new year of challenges and successes!

Wishing you a safe and happy holidays and new year. Thank you for continuing to place your trust in us.

Investing In Unique Real Estate https://monteithlegault.com/2020/02/11/investing-in-unique-real-estate/ Tue, 11 Feb 2020 21:24:09 +0000 https://monteithlegault.com/?p=930 more »]]> Investing in unique real estate is not difficult but it does take patience, a little imagination and the ability to look beyond the surface level.

Take for example this church in Indianapolis that is currently listed for sale.

While many people may not be able to see a function beyond a place of worship, this church and large open sanctuary could be a great space for many different things including a:

 • Single Family Detached Dwelling
 • Two-Family Dwelling
 • Greenway
 • Garden as Primary Use
 • Wireless Communication Facility
 • Group Home
 • Bed and Breakfast

Specifically it is zoned D5 which means several things:

 • It is intended for medium intensity residential development and is not intended for suburban use.
 • Two-family dwellings are permitted on any lot in this District. The D-5 District has a typical density of 4.5 units per gross acre. This District fulfills the low and medium density residential classification of the Comprehensive General Land Use Plan. All public utilities and facilities must be present.
 • Development plans should incorporate and promote environmental and aesthetic considerations, working within the constraints and advantages presented by existing site conditions, including vegetation, topography, drainage and wildlife. Trees fulfill a critical cooling and drainage role for the individual lots in this District.

Read the full information here: Indianapolis Zoning Information

What all of this technical lingo really means is this church and over quarter acre of land near Fountain Square could be any number of things in the future. Perhaps, a quaint bed and breakfast as many former churches around the world are being reimagined.

Come discover this amazing property for yourself and let your imagination run wild.

2019 – A Year In Review https://monteithlegault.com/2019/12/26/2019-a-year-in-review/ Thu, 26 Dec 2019 17:12:58 +0000 https://monteithlegault.com/?p=921 more »]]> Well, just like that another year has flown by and one thing is for certain, we have so much to be thankful for. For a great team, our wonderful clients, our loving families, friends and so much more.

When Josh and I set out to start our own brokerage last year, it was a risk. We stepped away from what was safe and familiar but it was absolutely worth it. We learned so much, especially that we have a team that we can count on and the best clients in the world. We would not be here if it were not for you. We estimate that by the end of 2019, we will have helped our clients purchase and sell over 100 homes with an estimated total of over $19 million dollars of real estate closed.

Our big leap of faith this year was starting our own design company. Advising our clients on design and staging has been something we have always done. But we realized we felt really passionate about this side of the business and wanted to pursue further. Our biggest project of the year was Claybrooke. Josh and I purchased the home and completely renovated it (thanks to an incredible crew) in just about two months. We were so proud of the final product and handing over the keys to the new owner was really a special moment. Now going into the New Year, one of our focuses will be positioning our newly founded Monteith-Legault Design Company to take on multiple new projects.

In addition to these successes, the rest of our Monteith-Legault family also had many achievements throughout the year. Chris lost 140 lbs and had the highest grossing sales year of his career. Nick, our newest member of the team, got his real estate license and Bobbi passed the real university course and is in the process of getting her real estate license in early 2020. She also added a new furry member to her family, a black and white dog (Koda).

As we move forward into 2020 and a new decade, the future is bright we are excited to see what this new chapter holds for us.

Thank you again for your support. Happy holidays and enjoy a wonderful new year!

– Marji, Josh, Chris, Nick and Bobbi

Winter Weekend Getaways and Day Trips from Indianapolis https://monteithlegault.com/2019/01/11/winter-weekend-getaways-and-day-trips-from-indianapolis/ Fri, 11 Jan 2019 07:09:59 +0000 http://monteithlegault.com/?p=692 more »]]> Some of our favorite places to visit on cold winter weekends.

The holidays have come to and end and it’s easy to want to hide out at home until spring is here. However, if you are up for a little exploring, there are many things to do that are just a short drive from Indianapolis.

Brown County – 1 hour 15 minutes drive

At just over an hours drive from Indianapolis, Brown County is well known for beautiful fall foliage but there is still lots of fun to be had even after the leaves have fallen. There are many wineries, restaurants, boutiques and local art to enjoy and keep out of the cold. We highly recommend the signature pulled pork nachos at Big Woods Brewing.

Perfect North – 1.5 hour drive

A crisp snowy weekend is perfect (see what we did there) for skiing, snowboarding and snow tubing! Bring your own snacks and drinks or enjoy some of the treats the lodge has to offer. Their website says they are making fresh snow for this weekend so book your passes quickly!

French Lick – 2 hour drive

French Lick our favorite weekend getaway in Indiana. We love the peaceful setting and there is truly something for everyone.

The West Baden Springs Hotel is absolutely beautiful and filled with history. It was even once called the “Eighth Wonder of the World” largely in part to its incredible glass atrium in the center.

The French Lick Springs Hotel is stunning and historic as well, but also has a casino, spa, restaurant, bowling alley – and more!

Big Splash Adventure is the third major hotel in French Lick and features a 40,000 sqft indoor water park.

Pokagon State Park – 2.5 hour drive

While this trip requires a bit more driving, it’s well worth the trip. In addition to miles of scenic trails and a full calendar of activities, there is a quarter-mile, toboggan run where you can experience speeds of 35-40 mph. The inn also has an impressive brunch on Sunday mornings.

2018 – A Year In Review https://monteithlegault.com/2018/12/23/2018-a-year-in-review/ Sun, 23 Dec 2018 11:39:58 +0000 http://monteithlegault.com/?p=683 more »]]> We can hardly believe that 2018 has almost passed. While this is always a busy time of year, we think it is important to take a little time to step back and reflect so we can appreciate how far we have come.

This year was an exceptional year for so many reasons but first and foremost because we graduated from a real estate group to an independent brokerage. Starting our own company and moving to a new office (all while continuing to support our clients) were massive accomplishments. We are so thankful for our clients, friends, family and fellow team members who have supported us throughout this exciting adventure.

In addition, we estimate that by the end of 2018, we will have helped our clients purchase over 59 homes and sell 43 homes for a total of over $17 million dollars of real estate closed. For that we are so thankful for each and every client that chose to work with our team.

Our ML family also had many personal achievements throughout the year. In July, Josh welcomed his first son, Christian, while Marji’s youngest child, Luke, started high school. In October, Chris purchased his first home and achieved the American dream for himself. Rebecca added a new fur baby to her family, Buck. Finally, Bobbi had a phenomenal year managing the details of our business and keeping us on track.

As we move forward into 2019, we have a refreshed mission as a company:

Dedicated to the highest quality of customer service and focused on providing our clients with the most authentic and personal partnership they deserve, during and beyond any single real estate transaction.

Thank you to each and every one of you for your support. We have so many exciting things in store for 2019 and cannot wait to share them with all of you. Happy holidays and enjoy a wonderful new year!

Marji, Josh, Chris, Rebecca and Bobbi

Make Your Home Feel More Like Your Favorite Vacation Spot https://monteithlegault.com/2018/06/26/home-vacation-vibes/ Tue, 26 Jun 2018 19:17:39 +0000 http://monteithlegault.com/?p=567 more »]]> Vacation is a great way to take a break from the everyday and reset. However, eventually every wonderful trip comes to an end. Since packing the beach in your suitcase is messy, there are easier ways to incorporate some of the relaxing, luxurious vacation vibes into your living space. Here is a short list of what we recommend but contact us for even more ideas:

Spruce up your entry
High-end hotels typically have a sparkling, beautiful lobby with fresh flowers and comfortable seating. Follow these same guidelines and keep the entrance of your home tidy and don’t be afraid to add a little glam. After all, there are no second chances when it comes to first impressions.

Splurge on towels
Every great hotel has fabulous towels. Don’t underestimate what a statement fresh, fluffy towels makes to your everyday, guests and potential buyers alike. A great scented soap by the sinks also goes a long way in incorporating a little luxury.

Re-think your color scheme
While bright colors can be a fun way to personalize a space, neutral color palettes evoke a more luxurious atmosphere. Keep the walls, floors and major areas in your home neutral. Add pops of color seasonally through personal items, pillows, rugs and throw blankets. A simple color scheme will also make your home appeal to more buyers when you are ready to sell.

Transform your outdoor living space
You may not have a five-star view, but furnish your patio or deck like you do. Sheer white drapery goes a long way for adding a little privacy and an expensive feel to your outdoor area. Add pillows and cushions to your furniture and some candles for ambiance (and to keep pesky mosquitoes away).

Explore Fishers Indiana https://monteithlegault.com/2018/05/21/explore-fishers-indiana/ Mon, 21 May 2018 01:31:47 +0000 http://monteithlegault.com/?p=554 more »]]> Chelsea shares her thoughts on why she loves living in Fishers.

For the past several years I have lived in the Fishers area and I love that it has a little of everything to offer. Great shopping, dining, parks, schools – it’s all here! In case you haven’t had a chance to explore around this part of the Indianapolis are, here are some of my favorite local spots to try.

Four Day Ray Brewing is a more recent addition to Fishers and has an amazing atmosphere and even better food. They are always hosting events such as yoga and Barre & Brews on Sunday mornings, which provide a great free workout that you can follow up with a cold brew.

After working out, you must make time to undo all of your hard work and indulge in some ice cream. I am a big fan of Handel’s Homemade Ice Cream & Yogurt (Pro-tip: It’s walking distance from Four Day Ray). Most evenings the line nearly wraps around the building but it moves quickly and is well worth the wait. They have almost every flavor of ice cream you can imagine but I recommend the Chocolate Peanut Butter Brownie.

Speaking of food, Fishers has a fantastic farmers market on Saturday mornings at the Nickel Plate District Amphitheater (They also have a great summer concert series in the same location). Veggies and all kinds of great local creations – enough said.

In addition to the amazing food options, Fishers has a variety of parks and natural areas to explore. I love walking my dog at Cheeney Creek Natural Area. There is a fantastic paved trail or a dirt trail though the woods. It’s always so peaceful and quiet and there is a 3-acre pond tucked away in the middle.

I love dwelling in Fishers and if you would like to be my neighbor, contact our team and we will find you a home you love.
